Don’t ever assume warranties are in place. Check with the builder to determine exactly what’s covered—structure, roof, appliances—and who’s covering them (i.e. builder vs. manufacturer).

Negotiate Creatively

Most builders won’t drop the price on their homes, so you’ve got to learn to negotiate in other ways, like asking for additional options at no cost, or getting the builder to pay closing costs.
